Eagle, Idaho, has a new Class A office address. Eagles Gate View Office Building at Lakemoor sits at the corner of Eagles Gate Drive and Eagle Road, a two-story, 15,475-square-foot building on a 1.19-acre site with unobstructed views of the Boise Foothills.

Design and Engineering

CSHQA provided integrated architecture, civil, mechanical, and electrical engineering services for developer DRB Investments LLC. The design team advanced concept plans first developed in 2022 through the City of Eagle’s Design Review Board, coordinating with planning, zoning, and utility agencies to convert entitlement approvals into a complete, permit-ready construction document set. Structural engineering was provided by GLR Engineers, and landscape architecture by Rodney Evans & Partners.

Construction Delivery

Saucerman Construction served as the general contractor, delivering the $6.6 million project under budget and issuing a credit to the owner at closeout. When national tariffs delayed glazing and elevator procurement by a month, the team resequenced interior and site work to protect the completion date. Construction wrapped with a zero-incident safety record.

Distinctive Features

The finished building features a curtain wall system, ACM panels, Nichiha siding, thin brick, and cedar soffits on the exterior, complemented by a biophilic lobby experience with a living plant wall and exterior water features. A large LED display wall anchors the entry, exterior LED lighting highlights the building’s form at night, and outdoor terraces with radiant heaters and glass railings extend usable space through the seasons.

Tenants and Location

Morgan Stanley and Fidelity Investments signed leases before construction was complete, with additional Class A tenant-ready space available. High visibility from Eagle Road, prominent monument signage, and direct access to the Boise River Greenbelt round out the address.
