The Broadway: Mixed-use Retail and Office Development

Idaho Falls, Idaho

Situated as a part of the main gateway to historic downtown Idaho Falls, and adjacent to the greenbelt along the river’s edge, The Broadway is the perfect place for businesses, retailers, and restaurants to find a place to call their own.

CSHQA was hired to design a 40,000-square-foot retail and office development space that included a three-story steel-frame mixed use building and a single-story wood frame retail building with a community plaza placed between the two buildings where residents and visitors alike can gather. A water feature at the center of the plaza provides an active backdrop for diners at the restaurants facing the plaza. The development spans half of a city block with both buildings sitting above a below-grade parking structure that spans the full length of the block. The ground floor of the mixed-use building includes Smokin’ Fins restaurant and several retail spaces, while the second and third floors offer Class A office space that overlook the Snake River and downtown, making space at The Broadway highly desirable.

As part of the project, CSHQA worked with local agencies, including the Idaho Falls Urban Renewal District to gain funds associated with the subterranean parking and central public plaza, as well as to collaborate on a tailored design that would match the aesthetic of downtown Idaho Falls, and allow for the downtown fabric to expand toward the riverfront. It was important to all the stakeholders to create a space that would bring both the local community and out-of-town visitors together to gather, connect, and experience the casual atmosphere of Idaho culture.

The project was finished in 2019 and CSHQA provided architectural, interior design, electrical, mechanical, and communications services.
