Commercial/Office

Idaho Independent Bank

The Idaho Independent Bank Building is a six-story, 86,000 sf commercial office building with drive-through banking services offered by IIB.  New to the Boise market at the time was the development of office condominiums.  The building was designed for quarter to whole floor purchases.

The project is located in Boise’s Central Addition urban planning area. One of the goals of the Design Plan is to transform Broad Street into an active east/west downtown pedestrian corridor. Street design standards require historical streetlights and site improvements that will promote and enhance the pedestrian experience.

The brick street-level facade is carried on all sides of the building. The bank’s drive-through lanes that are adjacent to Broad Street will have decorative metal lattice grilles that allow the landscape plantings to grow and provide a pedestrian-friendly buffer.  The energy efficient building utilizes geothermal water that is readily available to the property.
